Home Evaluation & Preparation
Before we list, I walk your home with you and assess what's working, what could be improved with light investment, and what should be left alone. Then we bring in the right team — stager, photographer, sometimes videographer — to show the home at its best.
Pricing
Before we talk price, I want to walk the property. I'll give you an honest assessment of condition, compare it carefully against recent sales, and tell you what the market will actually support — not what sounds best in the moment. I'll also tell you what's worth addressing before we list and what isn't, and connect you with the stagers and photographers who know how to present homes with character.
Listing & Marketing
Your home will go on MLS and every major platform, but that's the floor, not the ceiling. I'll write listing copy that speaks to the home's architecture and character — not just its specs — and pair it with professional photography that shows the home at its best. The goal is reaching the buyers who are specifically looking for what you have.
Showings & Open Houses
I'll coordinate showings on your schedule and provide feedback after each one. If an open house makes sense for your home, I'll recommend it; if it doesn't, I'll tell you why. Every showing is a data point, and I'll use that information to keep our strategy calibrated.
Reviewing Offers
Price matters, but it's not the only thing. I'll help you evaluate every offer on its full merits — financing strength, contingencies, timeline, and terms — and negotiate from a position of knowledge, not urgency. My goal is always the best outcome, not just the fastest one.
Inspection & Appraisal
Inspection requests are normal; overreacting to them isn't necessary. I'll help you respond strategically — addressing what's reasonable, pushing back on what isn't, and keeping the deal intact without giving away more than you should. If an appraisal comes in short, I’ll know how to handle it.
Closing
We'll coordinate all the final steps — title, signing, possession — and I'll make sure nothing falls through the cracks in the final stretch. When it's done, you'll have a clean close and a clear record of everything that happened. I stay available after closing, too.
Common Seller Questions
The most reliable method is a comparative market analysis — a careful look at what similar homes have actually sold for recently, adjusted for condition, location, and your home's specific features. I do this for every potential listing before I suggest a price.
Not always. Some repairs pay for themselves; many don't. I'll tell you honestly which improvements are likely to increase your sale price and which ones just add cost. The answer depends on the home, the neighborhood, and where the market is right now.
