Step One Initial Conversation
Before we look at a single listing, I want to understand what you're actually looking for. Not just bedrooms and square footage — but what's driving the move, what hasn't worked in past homes, and what you'd trade and what you wouldn't. This conversation shapes everything that follows, and it's the most important one we'll have.
Step Two Financing
Pre-approval isn't a box to check — it's what separates you from buyers who aren't serious. In a competitive market for homes with character, sellers want confidence that a deal will close. I'll connect you with lenders I trust, help you understand what your budget actually buys in the neighborhoods you're considering, and make sure you're positioned to move when the right home comes up.


Step Three The Search
Finding the right home in Central Phoenix, Arcadia, or Paradise Valley takes patience. Not every listing in these neighborhoods is the right listing, and part of my job is helping you see past the staging to the bones underneath. We'll tour strategically — not exhaustively — and I'll give you my honest read on every property we see.
Step Four Making an Offer
When we find it, we move. I'll run a careful market analysis, frame the offer to be competitive without being reckless, and advise on terms that protect you without unnecessarily cooling a seller's interest. I'm a Certified Negotiation Expert — and I use that training every time.

Step Five Under Contract
Once your offer is accepted, the clock starts. I'll keep you informed at every stage — what's due, what's next, and what I'm doing on your behalf. This period can feel like a lot of waiting; I try to make it feel like controlled momentum.
Step Six Home Inspection
A professional inspection is non-negotiable, especially with older and custom homes. I'll recommend inspectors who know what to look for in historic properties and custom builds — and I'll walk through the report with you, help you prioritize what matters, and use the findings to negotiate when appropriate.


Step Seven Securing the Loan
Stay in close contact with your lender and respond to document requests quickly. This isn't the time to change jobs, open new credit, or make large purchases. I'll work alongside your loan officer to make sure nothing slips through the cracks on the real estate side.
Step Eight Closing
We'll review the closing disclosure together, do a final walkthrough, and sit down to sign. Then the keys are yours. I'm still reachable after close — questions come up, and I'd rather you ask me than wonder.
