Phoenix Area Real Estate Market Update: 5/4/15 – 5/10/15

There are currently 3,740 Phoenix homes for sale, 2,660 in Scottsdale and 421 in Paradise Valley. Those 3,740 homes for sale in Phoenix have been on the market an average of 85 days and the median list price is $299,999 while the weighted average price per square foot is $176.64.

Phoenix area home sales activity during 5/4/15 to 5/10/15:

  • Phoenix: The median sales price for 299 single family homes that sold in Phoenix was $195,000 and the average was $259,072. Average days on market was 64 and they sold for 96.76% of asking price. Weighted average price per square foot was $139.88.
  • Scottsdale: The median sales price for 85 single family homes that sold in Scottsdale was $523,000 and the average was $684,405. Average days on market was 87 and they sold for 95.45% of asking price. Weighted average price per square foot was $236.46
  • Paradise Valley: The median sales price for 7 single family homes that sold in Paradise Valley was $2,375,000 and the average was $2,448,571. Average days on market was 145 and they sold for 92.48% of asking price. Weighted average price per square foot was $368.36.

The graph below gives a visual representation of the average price per square foot by Phoenix zip code. The interesting thing is that the very popular Arcadia area zip code of 85018 is not much more than the 85003 zip code, which is where the highly sought after Willo Historic District is located. You also get bigger homes in Arcadia vs. Willo Historic District. Of the homes that sold between 5/4/15 – 5/10/15 the average square footage home in 85018 was 2,507 sqft and 85003 was 1,902 sqft.
