There are currently 3,882 Phoenix homes for sale, 2,647 in Scottsdale and 434 in Paradise Valley. Those 3,882 homes for sale in Phoenix have been on the market an average of 86 days and the median list price is $299,900 while the weighted average price per square foot is $176.59.
Phoenix area home sales activity during 4/20/15 to 4/26/15:
- Phoenix: The median sales price for 293 single family homes that sold in Phoenix was $189,900 and the average was $242,811. Average days on market was 63 and they sold for 97.83% of asking price.
- Scottsdale: The median sales price for 93 single family homes that sold in Scottsdale was $521,000 and the average was $793,533. Average days on market was 118 and they sold for 94.02% of asking price.
- Paradise Valley: The median sales price for 12 single family homes that sold in Paradise Valley was $1,700,000 and the average was $2,679,054. Average days on market was 226 and they sold for 93.84% of asking price.
Here is a little graph to paint a visual of the Phoenix housing market. It shows the inventory levels as months of inventory by price range. As you can see there is less inventory at lower price points. For example, there is only enough inventory in the $275,000 to $324,999 price range to last 3.35 months as compared to 12 months of inventory in the $650,000 to $674,999 price range.
