Metro Phoenix Real Estate Market Update: 8/4/14 – 8/10/14

The below graphs, tables and analysis provide a Metro Phoenix Real Estate Market Update for single family home sales in Phoenix, Scottsdale, Paradise Valley, Chandler, Gilbert, Glendale, Mesa and Tempe AZ during the week of 8/4/14 to 8/10/14. This data can give you insight into your home’s value or where you may want to concentrate your home search if you are looking to buy a home in Metro Phoenix. It helps you identify average home values, average price per square foot and how long, on average, homes are taking to sell by zip code in Metro Phoenix, AZ.

Metro Phoenix Real Estate Update - Contracts Accepted
I decided to start looking at the number of accepted contracts on a weekly basis. My thought process behind this was that accepted housing contracts is an indicator of where the market is headed. What I discovered makes me think that the housing market in Phoenix is slowing down. The number of accepted contracts declines week over week since I started watching them back during the first week of June. This, to me, implies that buyer demand is weak and weakening.

Also of curiosity are the overall trends in price per square foot for Paradise Valley, Scottsdale and Phoenix for the last 10 weeks. As you can see in the graph below, Scottsdale has been trending downward, Paradise Vally upward and Phoenix remains relatively flat.
