July 2015 Metro Phoenix Area Real Estate Report

It is typical for the number of home sales to dip during the hot summer months in Phoenix. This is considered our “off season”. While other parts of the country slow down in the winter because of the cold, snowy weather, we slow down in the summer because people aren’t out and about looking for homes and sweating in the hot summer heat.

Across the range of home prices you see a decline in the number of home sales in Phoenix from June to July. There is an exception however (there’s always an exception isn’t there?), those homes priced between $250,000 and $324,999 saw a slight uptick in sales in July. Check out the graphs below.

Here is a rundown of the key stats in the Phoenix real estate market for July 2015 (we only looked at single family home sales):

  • The median home price that sold in Phoenix in July was $215,000; this was $2,000 less than June. The average was $256,522, which was less than $271,850 in June.
  • A total of 1,469 home sales occurred in Phoenix in July. 170 less than June.
  • Interestingly, the amount of time the homes that sold in July sat on the market less time than in June. July’s average days on market was 60.33 days while June was 65.
