How do I Sell My House? – Consider a Pre-Inspection & Appraisal

house_inspectedWhen homeowners decide to sell, the very first thought is, “How do I sell my house?”. There is a lot that goes into the process of selling a home and we’re here to help! First I’d suggest interviewing a few Realtors and choose the one you’re most comfortable with. Next, I’d suggest having your home pre-inspected (your agent can help you with references of good inspectors). An appraisal is a good idea as well if your property is unique or there are very few or no good comparable sales within the last 6 months or so.

A pre-inspection will:

1. Give buyers peace of mind and confidence
A pre-inspection shows that you’re being upfront and open about the condition of your home. Buyers don’t like surprises. Getting a pre-inspection also sets you apart from most other sellers.

2. Will save you money in the long run
A pre-inspection gives you, the seller, a heads-up if there are problems that a potential buyer will likely want repaired. Once you know what’s wrong, you can have those issues fixed before you list. The cleaner and more problem-free you can make your home, the faster it’s likely to sell.

Because a pre-inspection lets buyers know what they’re getting from the beginning, they can factor any needed repairs into an offer. And by disclosing all known issues upfront, you’re protecting yourself against claims the buyer might make later — which sometimes result in lawsuits.

On the other hand, let’s say you don’t have a pre-inspection. During escrow, the buyer’s inspector discovers problems you didn’t know about. You can be sure the buyer will try to negotiate a lower price, which will cost you money and can delay the sale. The buyer might even cancel the contract.

A professional appraisal may be a good idea:
1. If Your property is very unique
2. If there are very few or no comparable sales in the last 6 months or so
