August 2015 Metro Phoenix Area Real Estate Report

The housing market in Phoenix, AZ has been great this summer! Home prices and number of home sales are up while the average days on market is down in August this year as compared to August 2014.

Here is a rundown of the key stats in the Phoenix real estate market for August 2015 (we only looked at single family home sales):

  • The median home price that sold in Phoenix in August was $213,000; this was $2,000 less than July, but up from the median of $199,900 in August of 2014.
  • A total of 1,325 home sales occurred in Phoenix in August. This is up 110 or about 9% from last year.
  • Our average days on market has decreased to 56.9. About 3 whole days less than July. Last year average days on market in Phoenix was 69.3.

Comparing August 2015 to August 2014 we can see that the number of sales has increased in the $150,000 to $499,999 range (see graph below). It is interesting that the number of sales of home sin the $149,999 and below range decreased significantly. I believe this is because home prices have increased and the job market has improved (so has purchasability) since the same time last year.
