Phoenix Area Real Estate Market Update: 3/23/15 – 3/29/15

There are currently 3,936 Phoenix homes for sale (down 21 from last week), 2,646 in Scottsdale and 427 in Paradise Valley. Those 3,936 homes for sale in Phoenix have been on the market an average of 88.88 days and the median list price is $295,000.

Phoenix area home sales activity during 3/23/15 to 3/29/15:

  • Phoenix: The median sales price for 337 single family homes that sold in Phoenix was $197,000 and the average was $242,950. Average days on market was 68.36 and they sold for 97.6% of asking price.
  • Scottsdale: The median sales price for 106 single family homes that sold in Scottsdale was $459,500 and the average was $633,172. Average days on market was 116.59 and they sold for 94.69% of asking price.
  • Paradise Valley: The median sales price for the seven single family homes that sold in Paradise Valley was $1,500,000 and the average was $1,947,143. Average days on market was 155.86 and they sold for 91.29% of asking price.

Here is a graph showing the number of sales that occurred last week in Phoenix by price range. As we can see, homes priced $575,000 and below are the ones that are really selling. The “sweet spot” is really those homes selling for $275,000 and below. But, homes in the $275,001 to $400,000 are doing well also.
